LEADS21 – How a Lead Uses Our Website

Lead Acquisition & Search Interface

  • Localized Entry: Google ad clicks bypass the generic homepage and take prospects straight to an area-specific search page (e.g., Bradford listings) at search.homesbyheritage.ca.
  • Two-Panel Display: The search layout displays active listings on the left and an interactive map interface on the right.

Lead Capture & Intake Questions

  • Registration Gate: Selecting a listing triggers an instant access modal requiring an email address to view property photos and complete listing details.
  • Login Information: The form collects the lead’s full name and mobile phone number, utilizing the phone number as their system password.
  • Intake Survey: Upon form submission, the portal prompts users with qualification questions:
    • First-time buyer status.
    • Mortgage pre-approval status.
    • Existing home to sell.
    • Purchasing timeframe (e.g., 6 to 12 months).
  • Direct CRM Integration: All answers provided during registration sync directly into the lead’s back-end CRM profile.

Data Verification System

  • Low Initial Friction: Leads are initially allowed through even if inaccurate contact details are entered, minimizing early abandonment.
  • Automated Delivery Checks: Agent Locator attempts initial outreach via SMS and email.
  • Verification Interruption: If contact attempts bounce or fail, user access is paused during their next site visit.
  • 4-Digit Code Confirmation: The user must confirm their phone number and submit a 4-digit SMS verification code to restore full platform access.

Portal Tools & Search Management

  • Listing Favorites: Users can click the heart icon on any listing to save it, recording the preference in the CRM.
  • Interactive Mortgage Calculator: Users can adjust price, down payment, interest rate, and amortization terms (e.g., 6.0% interest over 20 years) to estimate monthly payments, which logs within the CRM.
  • Direct Inquiries: Listing pages provide “Get in touch” and “Ask a question” contact forms that feed directly into the agent dashboard.
  • Default & Custom Saved Searches: An automated saved search is created based on the initial Google ad location (e.g., Bradford West Gwillimbury). Leads can adjust filters (price, beds, property types) and select alert delivery frequencies (daily, weekly, bi-weekly, or monthly).

Agent Concierge Workflow

  • Activity Tracking: The back-end CRM logs listing views, view frequencies, favorite counts, and detailed user actions.
  • Proactive Account Curation: Agents can modify existing saved searches or create new tailored searches on behalf of clients directly within the CRM.
  • Rapport Building: Using CRM search data, agents can act as personal concierges during phone consultations by refining search criteria to match actual client budgets and area preferences.
