LEADS21 – Online Leads – How Do They Work?

Overview

The Leads 21 program generates high-intent buyer leads by combining paid search advertising, an automated property search capture portal, and a centralized CRM platform.

Program Investment & Cost Breakdown

The program requires two distinct financial components:
  • Platform & CRM Fee: A fixed cost of $60 per month covering the technology infrastructure (Agent Locator / Leads 21 CRM) used to store, track, and nurture leads.
  • Advertising Budget: A variable monthly ad spend based on the selected package tier. This spend funds targeted Google Ads campaigns. The volume of incoming leads directly corresponds to the total advertising investment.

How the Lead Capture Process Works

The transition from a casual searcher to an active lead follows a structured capture pipeline:
  1. Targeted Search Advertising: Google Ads place the lead generation website at the top of search results (sponsored listings) when consumers search for local real estate terms (e.g., “homes for sale in Bradford”). These leads demonstrate strong purchase intent because they are actively seeking listings in specific locations.
  2. Dedicated Search Portal: Traffic is directed to search.homesbyheritage.ca, displaying relevant local property listings.
  3. Registration Gate: After browsing one or two listings, users encounter a mandatory registration prompt to unlock full property details, photos, and features.
  4. Data Collection:
    • Standard Registration: Users submit their email address and use their phone number as the account password.
    • Social Registration: Users can log in via Facebook, automatically importing their verified email, phone number, and profile details.
  5. Automated Verification & Lead Scrubbing: When contact information bounces or fails automated text/email delivery, Agent Locator temporarily halts the user’s access on the search portal and prompts them to verify or correct their email and phone number. This filters out invalid contact details and ensures clean data.

Lead Tracking & CRM Operations

  • CRM Access: All incoming leads are automatically routed to the Agent Locator CRM at crmv2.agentlocator.ca .
  • Lead Intelligence: The CRM tracks user behaviors in real time, including contact details, viewed properties, search locations, and site activity.
  • Daily Management: Agents should bookmark the portal and log in daily to monitor activity, review incoming contact inquiries, and perform follow-up tasks.
